TERMS & CONDITIONS

It is considered that you have thoroughly familiarised yourself with the following terms and conditions and you accept them without exception as part of your booking.

Deposit . This is a non-refundable deposit of £99 and is payable at the time of booking if the booking is more than 21days away from your arrival date.

Balance of Hire The balance payment for your booking is due no less than 21 days prior to arrival. Should the balance not be paid by this date the booking will be considered to be cancelled.

Payment You can pay both your deposit and balance by cheque or bank transfer (no charge). It can also be made by credit or debit card (2.5% fee). We do not accept American Express.

Cancellation & Curtailment.

Cancellation will be handled as follows:

22 days or more loss of deposit

21 - 10 days 75% of the full amount

9 days or less loss of full amount.

You are strongly advised to take out adequate holiday insurance to cover yourself for any event that may prevent you from taking up your booking.

Curtailment of your holiday does not attract any refunds, however, a good insurance policy will cover most eventualities.

Change of Dates. A change of dates on any fully paid and booked hire will incur a re-arrangement fee of:

22 days plus  = £25.

21 - 10 days = £45

9 days or less - not applicable - treated as cancellation.

Any any such re-arrangement is strictly subject to availability. A re-arranged date can be within 3 months of the original booked date after which the booking is considered cancelled.

Any cancellation or change of dates is only valid if received in writing by email. The date of receipt is accepted only when we confirm that your email has been received.

Arrival and Departure. Apartments must be vacated by 10.00am on the day of departure. Late checkouts will be charged at £25 for each hour to cover cancelled cleaning services. Arrival time is from 2.00pm to 4pm . If you wish to arrive later than this time, kindly advise on booking.

Number of persons / rooms. No apartment may be occupied by more than 4 persons - the exception being a child under 2 years of age that sleeps in a cot.  Your  booking is for a certain number of  persons and you have been charged accordingly. The  two bedrooms  in the apartment are a double and twin.  If you have booked and paid for just two persons you need to choose either the twin or double on booking as one room will be 'locked off' throughout your stay. If you have booked for 1 or 2 persons but have paid to use both bedrooms then both will be made available.

Children & Babies. We welcome children and babies but we would ask that they be prevented from damaging the contents or fabric of the property. If there is a possibility that a child could wet the bed it is expected that the parents bring protective covers for the matress to prevent soiling. Any damage caused by children will be charged at the cost of repair of replacement.

Pets. We regret we cannot accept pets of any description as our apartments are let to those with allergies. Should we find evidence of pets we would consider this to be damage and a charge of £120 will be levied to use a specialist cleaning service to remove allergens. You may smoke in the garden but you are asked not to drop dog-ends. A cost of £20 will be charged for cleaning services in the garden area should it be required. Should we smell smoke in the apartment we would consider this to be damage and a charge of £40 will be levied to use a specialist cleaning service.

Complaints Should you have a complaint, you must call the number provided in the apartment immediately. We do not consider it reasonable for you to complain at a later date if you did not register your complaint at the time.

Extending Your Stay If you wish to extend your stay you must inform us immediately. A contact phone number is provided in your apartment. Extended stays are strictly subject to availability. The maximum length of stay is three months. If you have booked this extended stay, you agree to leave the apartment promptly at the end of this period. You, or the company whom originally hired the apartment, are responsible for the costs of any extended stay as part of your original agreement with us.

Damage /Theft / Other Deposit. Due to a few irresponsible people we have been forced to ask for a damage / theft deposit. This charge is £100. It is fully refundable (sent by cheque to the address you provide on booking) after your apartment has been cleaned and inspected and found to be in good order, undamaged and with nothing missing or broken. Should any deductions need to be made these will be fully itemised and sent with the balance cheque . Fair wear and tear is accepted. This payment will also be used in the case of late checkout or any other outstanding charges as detailed in these terms and conditions.

Hirer’s responsibilities. The hirer is responsible for the property and it’s contents and is expected to make good any damage by way of forfeit of damage deposit and any excess if the costs exceed this amount. Losses or damage should be reported without delay. All equipment and the apartment itself must be left in a clean orderly condition.

Owner's Liability. The owner accepts no liability for loss of, or damage to, the hirer's property, baggage, valuables etc unless it can be proven without any doubt that the owner was directly to blame. On street parking is provided but is entirely at the car owner’s risk.

Longer Lets

We accept long term lets up to 3 month's duration. Lets of 4 weeks or more always attract a discounted rate - please ask. It must be noted that you may not use the apartment to store furniture during a long term let, there are exceptions to this rule such as a personal computer, printer and special desk to house them. Other small items may be considered - please ask. You are also responsible for any visitors in regards to keeping the terms of your rental.
